Writing and Speaking: Tips for Writing Articles

Although writing and selling articles is a lucrative way to make money online, you will make far more money if you use your articles for promotion. Unlike selling articles for pay, where you receive a set amount for the articles, with promotional articles you can make as much money as you want. Your articles become passive marketing machines, and if you recycle your content into documents, videos, audios, and other content, you can stretch your marketing even further with very little additional work. Here's how to get started promoting your articles for more traffic:
1. Post your articles to the top directories.
It's the 80/20 rule at work: you will get the most traffic from the top article directories, so this should be your first stop in marketing your articles. The more you submit, the more chances at traffic you will get. Use the data you get from these sites to tell you which articles are performing best and then write and submit more of this content to these sites. Also, some of these sites only accept unique articles so make sure you know which ones these are and submit the appropriate content.
2. Write for promotion instead of for money.
I've already mentioned this, but I want to mention it again: writing for promotion takes the limit off the amount of income you can earn from an article. If you write articles to sell, there is a limit to the amount you can make because you are either selling these articles to customers, or you're selling to publications. Take the limits off and use them for promotion.
3. Recycle your content.
You can get far more from your content by converting it to different formats. This includes audio, video, documents, and slides. Look for different ways to recycle your content and then submit to the appropriate sites so that you get more from it. This also creates additional passive marketing machines for your business. What could be better than that?
4. Write articles as blog posts and guest blog.
There are two ways you can do this. First, you can write an original article for guest blogging. Your article should be at least 300 - 400 words, but you want to make sure that it conforms to the site you want to submit to. Second, consider rewriting your article and then submitting it.
5. Use revenue sharing sites.
Sites like Helium and Yahoo Contributor Network allow you to make money from your articles. You can get one time payments plus revenue sharing or just revenue sharing. Whichever one you choose, make sure you write the appropriate content and then submit it. Make it your best. Give them what they want. Learn from your failures here, and you'll get more traffic and more sales quickly because your content will get accepted more easily.

Tax Increment Financing: The Case of Bloomington Central Station

What is Tax Increment Financing?
Tax Increment Financing (TIF) is source of revenue for local governments that is a targeted form of property tax.? The funding formula is based on expected future increases in property value from an economic development project.? The key assumption underlying TIF is that the project will increase property values, and thus assessments, leading to a more robust tax base for the locality.? California was the first state to use the tool, and many states since then have adopted the practice into law.? Minnesota legalized TIF financing approximately 50 years ago and has?benefited?from the ability to earmark future property tax revenue to support economic development projects.

The Case: Bloomington Central Station

Located along the Hiawatha Light Rail Line, Bloomington Central Station is used here as a case study to evaluate TIF among four dimensions: adequacy, efficiency, equity, and feasibility.? Constructed by McGough Company, the development will be one of the first mixed-use ?urban-villages? located on the Hiawatha line.? When complete, Bloomington Central Station is expected to provide 7,000 jobs and homes for 2,000 residents, and a 1.59 acre public park, among many other community amenities.? The site is located in South Airport Loop, southeast of Interstate 494 and Cedar Avenue and adjacent to the Minnesota River and Minnesota Valley National Wildlife Refuge.?

Adequacy Expectations and the Recession

TIF is an adequate source of revenue for local governments because its purpose is to fund specific projects, which leaves little ambiguity between expected and actual revenue.? Further, property values generally follow an upward slope, leading few localities to question its adequacy over time.? For these reasons, TIF has leveraged the adequacy of property tax to expand from small to large scale adoption among cities. However, the case of Bloomington Central Station shows that the recent market downturn changed this certainty.? The following table depicts the reality faced by community development officials mid-way through the project, as revenue was declining just as the development was beginning.? This fact has impacted the timeline for completion. In order to remedy the unstable nature of this concentrated revenue source, the State laws governing TIF should include a measure of flexibility.? For example, projects approved under the laws prior to the new law should not be subject to the changes.? ?The bigger question that remains is: How will the recession impact the popularity of TIF as a revenue tool?

Recommendations to Increase Equity and Efficiency

TIF scores low in equity and efficiency because its purpose is to reduce development costs in blighted areas by earmarking future property tax revenues to pay for infrastructure costs that the developer would in other cases assume.? This cost shift makes the development more attractive by reducing high risk in the blighted area.? The process reduces efficiency by changing the behavior of developers, and can also have implications for low-income and other vulnerable populations.? In the case of Bloomington Central Station, redevelopment of an existing neighborhood is not an issue as it?s a previously undeveloped site.? Thus, there is a balance between incentives for economic development and preservation of existing neighborhood dynamics.? The question remains: How can localities provide economic development incentives in transit-oriented areas while?benefiting?existing residents?

Generating Revenue: Feasibility in Light of Equity Considerations

TIF may be more feasible than property tax because of cost shifting to future tax revenue.? ?This prevents localities from raising taxes on current residents, which is a highly visible form of revenue generation.? Localities implementing TIF districts may be able to increase its feasibility among equity advocates by establishing a clear nexus between the benefit received and cost paid.? One method to accomplish this can be to explicitly tie TIF-related expenditures to comprehensive plan goals and policies through a community benefits agreement.? Bloomington Central Station has not done this, however 20% of condo units are affordable to households with incomes at 80% of the area median income.

Casino Business, Investing The Hard Way: First Quarter Review ...

April 1, 2013

Investing The Hard Way: 2013 1Q ReviewThe first quarter of 2013 ended on a record-setting note, as the S&P 500 closed on Friday at an all-time high of 1569, finally returning to levels seen before the 2008-09 financial crisis. For gambling stocks, the quarter wasn?t quite record-setting ? growth in last year?s first quarter was far more impressive ? but the Market Vectors Gaming ETF (BJK), comprised of a broad range of gambling stocks worldwide, did manage to eke out a 6.5 percent gain, narrowly beating the market as a whole.?

The biggest news of the quarter for the gambling industry was likely the legalization of iGaming in New Jersey, which directly led to the gains for 2013?s best-performing gambling stock (so far): none other than Caesars Entertainment (CZR). The company?s land-based operations seem likely to succumb to the company?s $20 billion debt load, but Caesars management has managed to keep Caesars Interactive Entertainment ?carved out,? or protected from an eventual bankruptcy or restructuring. With the New Jersey law?s clear focus on protecting land-based operators in Atlantic City ? where Caesars owns four properties ? investors are clearly betting that CIE stands to rake in profits once iGaming hits the Garden State. While I expressed skepticism of Caesars? iGaming profit potential back in February, the rising sentiment led CZR to better than double in the year?s first three months, with nearly all of the growth coming after Christie first issued a ?conditional veto? of an iGaming bill in early February. Toward the end of March, CZR did eventually pull back, dropping 14% over the last two weeks. But, clearly, investors are betting that New Jersey iGaming will be big business, and that Caesars will benefit.?

Beyond that, the quarter was somewhat quiet in terms of industry news, but there was a very interesting split in the returns seen in the gambling sector. In a sample of the 27 US-listed purely gambling-focused stocks, only 6 were down for the quarter. Four were small casino operators: MTR Gaming (MNTG), which owns three locations in Ohio and West Virginia; Dover Downs Entertainment (DDE), owner of Dover Downs in Delaware; Lakes Entertainment (LACO), which is developing a facility in Maryland and has a small ownership in Caesars? properties in Ohio; and Monarch Casino & Resort (MCRI), which owns the Atlantis in Reno and the Riviera Black Hawk in Colorado. The other two were Global Cash Access (GCA), which supplies ATMs to casinos, and Pinnacle Entertainment (PNK), a major regional casino operator. While Pinnacle may have suffered a slight hangover after big gains following its December acquisition of Ameristar Casinos (ASCA), the other losing stocks are all small, purely domestic operators, or in GCA?s case, heavily dependent on those operators. The question is why these stocks are falling out of favor. Are investors ditching these small-portfolio operators for larger players who might have more potential for iGaming? Or are fears of cannibalization leading investors to dump the stocks of smaller companies who lack the cross-branding and loyalty programs of regional behemoths such as Penn National (PENN) and Caesars? Only one small operator saw gains for the quarter: Century Casinos (CNTY), who has operations in Colorado, Canada, Poland, and on cruise ships; it rose less than one percent. For gambling stocks, bigger was clearly better in the first quarter.?

The next group of US companies to do well were the larger regional operators. Churchill Downs (CHDN) gained 5 percent, PENN 11 percent, Isle of Capri (ISLE) 12 percent. Boyd Gaming (BYD) ? itself a potential beneficiary of iGaming, through its 50 percent ownership of the Borgata in New Jersey and a joint venture with MGM Resorts International (MGM) and bwin.Party Digital Entertainment (BPTY.L) ? gained 24 percent, with nearly all the gains coming in March. The gains came despite the fact that Boyd?s fourth quarter earnings severely disappointed, with the Borgata itself posting a dismal fourth quarter. Much of the optimism appears to have come from Boyd?s $350 million sale of its abandoned Echelon project on the Las Vegas Strip, but given its own debt issues, and its minority share of that iGaming joint venture, Boyd seems likely to have gone too far too fast.?

Casino Suppliers

The next group up the list was casino suppliers, as slot maker International Game Technology (IGT) ? which finally resolved its contentious proxy fight ? joined competitor Bally Technologies (BYI) and diversified supplier SHFL Entertainment (SHFL) in posting solid quarters. The three gained between 14 and 17 percent, though they were left in the dust by small-cap powerhouse Multimedia Games (MGAM), which rose 42 percent after yet again beating analyst estimates with its fiscal first quarter earnings release in late January. MGAM, which primarily supplies tribal casinos, is now up a staggering 262 percent over the last two years. WMS Industries (WMS) actually beat MGAM, rising 44 percent, due almost solely to its acquisition by Scientific Games (SGMS) in February.?

But the best-performing US stocks, largely were the Macau operators. Melco Crown Entertainment (MPEL) led the way, gaining 39 percent, with Las Vegas Sands (LVS) gaining 23 percent. MGM and Wynn Resorts (WYNN) lagged the leaders, gaining 12 percent each. Interestingly, the laggards on the island were Galaxy Entertainment (GXYEY.PK) and SJM Holdings (SJMHF.PK), which saw single-digit returns for the first three months. This is a reversal of a long-running trend in Macau stocks, as the three Asian-based operators (including MPEL) have long outperformed their American competitors. Galaxy, for instance, trades 26 times higher than it did a little more than four years ago. Whether shares of Galaxy and SJM come back to Earth remains to be seen, but for the first time in a while American investors did better in Macau than did their Asian counterparts. It?s also worth pointing out that Macau stocks opened 2012 very strongly, before turning downward in May and giving back much of their gains. Investors should be cautious over the next few weeks; the old stock market adage ?sell in May and go away? may again afflict Macau-facing operators in 2013.?

Over in Europe, iGaming stocks did well, with gains across the sector. 888 Holdings (888.L) continued its torrid run, climbing another 40 percent; it has tripled since the beginning of 2012. bwin.Party gained from its potential iGaming exposure to the US ? particularly if PokerStars is banned from New Jersey and elsewhere ? though the stock turned south after disappointing earnings and reduced projections for 2013. iGaming operators across the Continent saw gains, defying fears of the ongoing drama in Cyprus and its?potential impact on online gambling providers. I continue to recommend investors focus on the leaders in Europe: currently 888 and Paddy Power (PAP.L), which posted a solid 14% gain. But the deteriorating economic conditions in Europe ? the 25% unemployment in Spain, the whack-a-mole nature of fighting debt crises in the continent?s smaller members ? should lead investors to be cautious. At some point, those fears are going to impact either the earnings of iGaming providers or the price investors are willing to pay for those earnings. In the worst case, it could be both, which would drive down share prices of all iGaming operators, even the most successful ones.?

With the broad market at a 5-year high, that type of caution is felt across the investing world right now. Commentary on Friday?s record high often juxtaposed happiness at the new record ? which again, only recaptures levels seen nearly five and half years ago ? with fears that it wouldn?t hold for very long. The same attitude likely permeates a lot of gambling stocks. If Macau revenue projections turn down ? as they did in the spring of 2012 ? those stocks could drop. If European economic weakness infects the iGaming market, those stocks could see a major hit. If US iGaming legalization efforts, the premium baked into stocks such as Caesars, Boyd, and bwin.Party could disappear. To be sure, the gains seen in the first quarter were nice, but they shouldn?t ? yet ? inspire any real confidence. It seems likely that the true test for gambling stocks remains yet to come.

(AP) ? Crying and shaken by the sight of Kevin Ware writhing on the court, his right leg splintered, Rick Pitino and his Louisville players had no idea how they were going to pull it together with a half still left to play and a Final Four berth on the line.

Ware showed them the way.

"I don't think we could have gathered ourselves ? I know I couldn't have ? if Kevin didn't say over and over again, 'Just go win the game,'" Pitino said. "I don't think we could have gone in the locker room with a loss after seeing that. We had to gather ourselves. We couldn't lose this game for him.

"We just couldn't."

With Russ Smith, Peyton Siva and Gorgui Dieng leading the way, the Cardinals finally shook off their grief early in the second half, erupting for a 13-2 run that Duke was powerless to answer. The 85-63 victory clinched a second straight trip to the Final Four for the top-seeded Cardinals, who are determined to win it all for Ware, a New York City native who moved to the Atlanta area for high school.

The Cardinals (33-5) will play Wichita State in the national semifinals next Saturday. The ninth-seeded Shockers (30-8) added to their streak of upsets with a 70-66 victory over Ohio State on Saturday night.

As the final seconds ticked down, Ware's best friend on the team, Chane Behanan, put on the guard's No. 5 jersey and stood at the end of the bench, screaming. Cardinals fans chanted "Kevin Ware! Kevin Ware!"

"We talked about it every timeout, 'Get Kevin home,'" Pitino said.

Smith finished with 23 points and earned Most Outstanding Player honors for the Midwest Region. Siva added 16 while Dieng had 14 points and 11 rebounds.

Mason Plumlee had 17 points and 12 rebounds for Duke. But the Blue Devils (30-6) couldn't overcome a poor start by Seth Curry, who scored all 12 of his points in the second half, or their foul trouble.

"I thought we had a chance there, and then, boom," coach Mike Krzyzewski said. "That's what they do to teams. They can boom you."

This was the first time Pitino and Krzyzewski had met in the regional finals since that 1992 classic that ended with Christian Laettner's improbable buzzer-beater, a game now considered one of the best in NCAA tournament history.

This game will be remembered, too, but for a very different ? and much more somber ? reason.

With 6:33 left in the first half, Ware, who has played a key role in Louisville's 14-game winning streak, jumped to try and block Tyler Thornton's 3-point shot. When he landed, Ware's right leg snapped midway between his ankle and knee, the bone skewing almost at a right angle. Ware dropped to the floor right in front of the Louisville bench and, almost in unison, his teammates turned away in horror. Thornton grimaced, putting his hand to his mouth as he turned around.

"I heard it and then I seen what happened, (the bone) come out," Smith said. "I immediately just, like, fell. I almost didn't feel nothing."

Pitino went to help Ware up and then saw the leg, which broke in two places.

"I literally almost threw up," Pitino said, his voice catching. "Then I just wanted to get a towel to get it over that. But all the players came over and saw it."

Louisville forward Wayne Blackshear fell to the floor and Behanan looked as if he was going to be sick on the court, kneeling on his hands and feet. Luke Hancock patted Ware's chest as doctors worked on the sophomore and Smith walked away, pulling his jersey over his eyes. The arena was silent, and several fans wept and bowed their heads.

Pitino had tears in his eyes as he tried to console his players. Dieng draped an arm around the shoulders of Smith, who repeatedly wiped at his eyes and shook his head.

"It was really hard for me to pull myself together," Smith said. "I didn't ever think in a million years I would ever see something like that. And that it happened, especially, to a guy like Kevin Ware, I was completely devastated."

As the Cardinals (33-5) gathered at halfcourt to try and regroup before play resumed, Pitino called them over to the sideline, saying Ware wanted to talk to them before he left.

"Basically, the bone popped out of the skin. It broke in two spots," Pitino said. "Remember the bone is six inches out of his leg, and all he's yelling is 'Win the game, win the game.' I've never seen anything like that."

Added Siva, "He told us countless times: 'Just go win this game for me. Just go win this game. Don't worry about me, I'm fine. Just go win this game.' I don't know how he did it. I don't know how he got strength to do it, but he told us to go out there and win."

News of the injury dominated social media. Joe Theismann, whose NFL career ended with a horrific broken leg, said on Twitter, "Watching Duke/ Louisville my heart goes out to Kevin Ware."

Pitino wiped away tears as Ware, whom Smith described as the Cardinals' "little brother" was wheeled off the court. Surgeons reset his leg and inserted a rod in his right tibia during a 2-hour operation at Methodist Hospital. Ware is expected to remain in Indianapolis until at least Tuesday, and Pitino said he, his son Richard and the Cardinals' equipment manager planned to visit the player later Sunday night and again Monday morning.

"He'll come back," Pitino said. "We'll get Kevin back as good as new."

But when play resumed, it was clear the Cardinals' minds were elsewhere. They missed four of their next five shots along with two free throws, and were uncharacteristically sloppy. But they regrouped after a timeout, with Smith's finger roll sparking a 12-6 run to finish the half that gave them a 35-32 lead.

Smith picked up where he left off at the start of the second half, making all three free throws after being fouled on a 3-point attempt to give Louisville a 38-32 lead, its largest of the game to that point.

But just as he did against Michigan State, Curry got hot after halftime, making two 3s in the first three minutes. A Plumlee dunk tied the game at 42.

That, however, was all Louisville needed.

Clawing for every rebound, diving on the floor for loose balls and cranking the intensity up even higher on their ferocious defense, the Cardinals were not going to lose.

And everyone, Duke included, knew it.

This was only the second time the Blue Devils have reached the regional finals and failed to make it to the Final Four. The only other time? In 1998, when the Blue Devils lost to eventual national champion Kentucky.

"We got beat by a better team," Krzyzewski said.

Smith made a layup. Siva had a nice jumper at the top of the key, and then followed with a layup. Just like that, Louisville was off. Siva had seven points during the run, which was only halted by a timeout. But Dieng kept it rolling with a jumper and a tip-in. After Plumlee made a pair of free throws, Hancock made a 3 and the roof of the Lucas Oil Stadium nearly blew off.

"When Kevin went down, it was devastating for all of us," Siva said. "We just came together and Kevin Ware really was the reason why we pulled this game out.

"Everybody on the team just wanted to step up for him. For us to show that focus and that determination, we just tried to do it for him."

Four hurt in crash, attack at California Walmart

SAN JOSE, Calif. (AP) ? Four people were hurt Sunday when a driver crashed his car into a Wal-Mart and then assaulted customers inside, officials said.

The man hit two cars in the parking lot at about 11:15 a.m. with his red Oldsmobile Cutlass sedan then crashed through the storefront near the pharmacy and collided with a beer display before stopping, police and witnesses said.

The unidentified driver then got out of his car and used a blunt object to attack people, San Jose police Officer Albert Morales said. The driver was arrested when officers arrived.

Investigators have not determined how fast the driver ? described as a man in his 30s ? was going at the time of the crash but the car went about 20 feet into the Wal-Mart Supercenter that had about 70 people inside in San Jose, Morales said.

One person suffered what Morales described as serious injuries. He did not know the extent of the injuries to the three other people but said they were not life-threatening. The injured included a store employee.

Customer Sharon Kaye told the San Jose Mercury News the driver sideswiped her car as he made several runs around the parking lot before driving between poles at the entrance and crashing into the store.

"At first, I thought I may have done something to anger him while driving," she said. "But then I realized he was out to get into the store."

After the crash, the entrance to the Wal-Mart was roped off with yellow police tape, and workers put up large boards covering the automatic doors where the car had entered.

A Wal-Mart spokeswoman told the Mercury News that the store remained shut down for several hours, and an employee was among those hurt.

"We're obviously very concerned about the associate who was injured," spokeswoman Kory Lundberg said.

Shopper and witness Tianna Doan told the newspaper the employee was a cashier who was hit with the object and had a head injury.

Calls to the store by The Associated Press went unanswered Sunday.
